Background
Towerbank Primary School is a beautiful stone building located beside the scenic Portobello Beach in the East of Edinburgh. This historic landmark was founded in 1883 and remains a true icon of the City’s heritage and architecture.

The 18th century building not only provides classroom accommodation for all pupils, but also houses a state of the art ICT Suite, Library and Gymnasium.

The Challenge
The existing flat asphalt roof to the rear of the building was badly degraded following prolonged exposure to the weather. The cracked membrane was allowing ponded rainwater to enter the building, which was leaking through the classroom ceilings causing a major health and safety issue.

The Solution
B&D Roofing & Building Ltd were contracted by the Edinburgh Council Property Services Department to refurbish the school’s roofs. Tor Coatings provided a free site survey and specified the Elastaseal™ 20 system, a proven long-term solution to the refurbishment of failed flat roofs. This system was specified based on product quality, availability of latent defects insurance and performance features such as the seamless waterproof protection that is guaranteed to keep the roof watertight for a minimum of 20 years. The Elastaseal™ coating system was applied to the school‘s 500m2 roof by Tor Coatings’ trained professional contractors (B&D Roofing & Building Ltd).

Elastaseal™ is a cold liquid-applied waterproof coating system that is applied directly over the original roof membrane to ensure it remains leak-free for up to 25 years, depending on the level of specification.
Elastaseal™ works by seamlessly encapsulating the existing roof substrate, creating a new membrane that is not only 100% waterproof but also allows the roof beneath to ‘breathe’ due to its vapour permeability.

The Benefits
Installation could be carried out with the building occupied due to the cold nature of the product. More conventional repairs such as hot works would have been necessary to repair the asphalt roof, posing a potential fire risk. As Elastaseal™ is a cold liquid product there are no such risks associated.

This project has now been completed using the Elastaseal™ system and Tor Coatings received top marks from the school for making their leaking roofs a thing of the past.
